Fix Severe Moisture Problems with Crawl Space Encapsulation

Crawl space moisture causes problems ranging from mildew and mold growth to termite infestations and structural damage! Encapsulation is the process of waterproofing and installing a dehumidifier in your crawl space and is the most effective moisture control solution for severe crawl space moisture problems.

The Right Solution for Your Crawl Space Problem

If your crawl space is suffering from high humidity or moisture damage, you may need to consider an encapsulated crawl space. However, keep in mind that a vapor barrier is often an adequate solution and is available for significantly less than what a crawl space encapsulation costs.

It is essential to have a professional inspect your crawl space and determine the severity of your problem before committing to a particular treatment. At Dragon Insulation we provide free inspections and obligation free quotes to help homeowners make an informed decision.

Why Should I Encapsulate My Crawl Space?

Protect Your Home from Water Damage

Standing water, or even just excessive humidity, in your crawl space can lead to serious structural damage if left untreated!

Improve Indoor Air Quality

A wet crawl space is the perfect breeding ground for mold and mildew. Spores can make their way into your home and may cause allergies or even illness.

Reduce Energy Bills

By eliminating the air exchange happening in your crawl space, you can save money on your heating and cooling costs.

Vapor Barrier FAQs

What are some signs that I may need crawl space encapsulation?

Crawl space humidity levels should be between 40 and 55% relative humidity. Higher than this and you may begin to notice some of the following symptoms:

  • Mold proliferation
  • Musty odors
  • Pest infestations (including cockroaches and termites)
  • Unusually high energy costs
  • Wood rot, particularly on floor joists or supports
  • Uneven or sagging floors
  • Condensation on pipes and ducts
  • Persistent allergies or illnesses

Depending on the severity of your moisture problem, a vapor barrier may be all you need. However, if there is standing water or limited airflow, then crawl space waterproofing and dehumidification should be considered.

What are the benefits of encapsulation?

The biggest advantage of encapsulation is that your home is no longer under threat of water damage! However, in addition to this not-so-minor benefit, there are other benefits that come with encapsulation:

  • Energy efficiency: by eliminating the air circulating within your crawl space your HVAC will have to work less hard to keep your home comfortable
  • Improved indoor air quality: this is particularly true if excess moisture in your crawl space was contributing to mold growth!
  • Dry storage space: You will still have access to your crawl space but now it will be clean and dry! No bugs, no dirt.
What does the encapsulation process look like?

We always begin with an inspection of your crawl space to identify the problem and determine whether encapsulation is necessary. If encapsulation is determined to be the best solution, we move onto water damage remediation. Usually, existing crawl space insulation will need to be removed and replaced as moldy insulation cannot be safely disinfected. Once all of the damage has been repaired, we will install a drainage system or sump pump to ensure that water doesn’t build up within your home’s foundation.

Now, we’ve made it to the encapsulation process, where waterproof membranes are laid down on your found crawl space floors and walls. Any piers (such as pipes or foundation supports) will be sealed to prevent the ingress of moisture.

Finally, we conclude by installing a crawl space dehumidifier which will be plumbed to the outside of your home. This will operate on an as-needed basis to keep your crawl space humidity levels where they need to be.
